I live in a small apartment, but my rent is pretty cheap, and it’s a pretty decent place, so I don’t complain! My landlord is nearly always quick to deal with any issues that I have.
Any major repair problems I defer to him, because it is covered in my rent.
The problems I had experienced until recently were quite minor. I had a leaky pipe here and a frayed wire there. Nothing had been too serious. My heating and air conditioning set up consists of two window units. I have one window unit in my bedroom and I have another window unit in the kitchen. The kitchen window heating and air conditioner unit is powerful enough to keep the kitchen and the adjacent living room nice and cool or warm depending on the time of year. My bedroom unit is also quite capable of keeping my bedroom comfortable. One day recently, the bedroom window HVAC unit gave out on me. There was no prior warning; it just simply stopped working. I discovered that it wasn’t working shortly after I had gotten home from work in the late afternoon, so I knew I would be sleeping on the couch in the living room that night, because I couldn’t go without that coolness from the air conditioner. I called my landlord, but the call rolled over into his voicemail. I left a message about the faulty window air conditioner in my bedroom, and I was sure that he would get on it in the morning while I was at work!
